Coating a new construction garage slab in Kootenai County

The county has poured a great many garages in the last few years, and the floors that failed were mostly the ones coated too soon. Here is when a new slab is ready, how to tell, and what the builder's epoxy upgrade usually is.

How long before a new concrete slab can be coated?

Twenty-eight days is the minimum, and in Coeur d’Alene it is often closer to sixty. Concrete does not dry the way paint dries; it cures by a chemical reaction that keeps going for weeks, and it gives off water the whole time. A slab poured in a Rathdrum subdivision in October, with cold nights and a garage door that stays shut, is still releasing moisture well past the month mark.

Two things make a fresh slab a bad candidate for a coating. The first is that moisture, which will try to push its way up through any film laid over it. The second is the curing compound, covered below. Neither is visible. A new slab looks like the driest, cleanest concrete a coating crew will ever see, and that is what fools people.

What is a curing compound, and why does it matter?

Most builders spray a curing compound on a fresh garage slab the same day it is finished. It is a thin membrane that slows the water leaving the concrete so the slab cures stronger instead of drying out and cracking. It is good practice for the concrete. It is a problem for whatever goes on top later.

A coating will not bond through a curing compound. The film sits between the coating and the slab, and the coating sticks to the film instead of to the concrete. Everything looks fine at move-in. A year later the floor lifts in sheets, because it was never attached to anything solid.

The fix is mechanical. A diamond grind takes the curing compound off along with the top skin of the slab and opens the concrete so the primer can get into it. There is no rinse, etch, or cleaner that removes a curing compound reliably. If a crew talks about acid etching a new slab, that is the conversation to end. What does the moisture test actually tell you?

There are two common tests, and either is fine as long as one of them happens.

The calcium chloride test puts a small dish of the salt under a sealed dome on the floor for three days, then weighs how much water it absorbed. The result is a number in pounds of water per thousand square feet per day. Low numbers mean the slab is giving off little enough moisture for a standard coating. High numbers mean a mitigation primer goes on first, or the slab waits.

The in-slab probe drills a small hole and reads the relative humidity inside the concrete itself. It is the more direct measurement, and the one that matters for a slab that will be sealed under a coating. Readings up in the eighties and nineties mean the slab is still wet inside no matter how dry the surface looks.

Ask for the number. If the estimate says “moisture tested” but nobody can tell you what the reading was, it was not tested. When the test fails, the honest answer is a moisture mitigation primer, which is an extra line on the estimate, or waiting for the slab to dry. Both are fine. Does the vapor barrier under the slab matter?

It does, and you usually cannot see it. Modern code calls for a plastic vapor retarder under a slab, and most new builds in Post Falls, Hayden and the Prairie have one. Where it was installed properly and directly under the concrete, ground moisture stays out and the slab dries from the top and stays dry. Where it was left out, torn, or buried under a layer of sand, the slab will keep pulling moisture up from the ground for the life of the house.

A slab like that can still be coated, but it needs the mitigation primer every time, and the moisture test is what finds it. If you are still early enough in the build to ask the builder what went under the slab, ask. It is a five-minute question that decides the floor system.

What is the builder’s epoxy upgrade, really?

Some builders offer a coated garage floor as a finish package. Ask what it is and when it was applied before deciding it is a bargain. In a great many cases it is a thin roll-on coat put down a week or two after the pour, on top of the curing compound, with no grind and no moisture test, because that is the only schedule that fits before closing.

That floor is the peeling floor at year one. It fails in the tire tracks first, then at the door, and by the time it is ground off and done properly the upgrade has cost more than skipping it would have. The downsides guide covers the honest failure cases in more detail.

If the builder will let the garage close bare, take it bare. A slab that has never been coated is the easiest one to do right.

When should a new build get its floor, given the first winter?

Timing in this county has two constraints: the slab has to be cured and dry, and the slab has to be warm enough for the system going down. A garage that closes in June is easy. The slab hits its cure by late summer, the meter reads dry, and an epoxy or polyaspartic system goes in before the studs go on in October.

A garage that closes in November is the hard case. The slab is still wet, the concrete is in the thirties, and the first winter of grit and de-icer is about to start. There are two honest paths. One is to wait: live on bare concrete for a winter, rinse it after thaws, and coat it in spring when the slab is dry and warm. The other is a polyaspartic system once the moisture test passes, since polyaspartic cures on a cold slab where epoxy will not. What does not work is an epoxy base rolled onto cold, wet, new concrete in December to beat the move-in date.

A closing checklist for a new build

If you are closing on a house in Post Falls, Rathdrum, Hayden, or one of the Prairie subdivisions and you plan to coat the garage, these are the questions worth asking before the keys change hands.

  • What date was the garage slab poured? The 28-day clock starts there.
  • Was a curing compound used? Assume yes; it means a diamond grind, not an etch.
  • What is under the slab? A vapor retarder directly beneath the concrete is what you want to hear.
  • Has anything been applied to the floor already? A builder’s coating changes the job from a new floor to a removal.
  • Are there control joints, and where? They get filled or honored, and the estimate should say which.
  • Is the garage heated or unheated? It decides which system can go in during the cold months.
  • What did the moisture meter read? If nobody has read it, that is the first job.

Bring the answers to the measure. A new slab handled this way gets a floor that outlasts the builder’s warranty by a decade. A new slab coated in week two gets a story for the neighbors.
