What is hot-tire pickup, and why does it happen here in July?
Hot-tire pickup is the classic coating failure, and it has a simple mechanism. A tire coming off the road is warm, sometimes very warm. Park it on a thin coating and the heat softens the film. When the truck backs out the next morning, the tire pulls the softened coating up with it, and you are left with two bare stripes where the tires sit. The rest of the floor looks fine. That is the tell.

Do studded tires ruin an epoxy floor?
Studs are legal in Idaho from October 1 to April 30, and a large share of the trucks in Kootenai County run them. Each carbide stud carries a little road grit in with it. While the truck sits, small movements of the tire grind that grit into whatever is under it. On bare concrete that is a slow polish. On a thin coating it is sandpaper.
On a properly built floor the studs are not the problem people expect. The top coat is the wear layer, and it is designed to be the part that takes abuse. It dulls a little in the tire tracks over several winters and then gets refreshed. The base coat underneath, bonded into ground concrete, is never touched.
Mats under the tires are fine if you like them, but they are not required for a full-thickness floor and they trap slush against the coating if they are the wrong kind. A hose does more good than a mat.
What does mag chloride do to a garage floor?
The de-icer the state puts down on Interstate 90 and Highway 95 is mostly magnesium chloride brine, with rock salt on the worst days. It rides in on the wheel wells and the undercarriage, drips off as the truck warms, and pools under the tires overnight. By morning the water has gone and the chloride is left as a white film.
On bare concrete that film is a real problem. Chlorides work into the surface, keep it damp, and speed up the freeze-thaw spalling you see by the door on older garages. On a coated floor it mostly sits on the top coat, which is one of the main reasons to coat a garage in this town at all. It is not harmless: left for months it hazes the finish and, on a coating that was applied over a cold slab or a dirty one, it finds the weak edge and works under it.
The habit that matters is a rinse after every real thaw. Hose the floor, push the water out to the apron with a floor squeegee, and let the door stay open until it is dry. Two minutes. A floor that gets rinsed a dozen times a winter looks new in April. A floor that gets its first rinse in May has spent five months under brine.
How do I read a peeling spot on my floor?
Where a coating fails tells you why it failed, and the pattern is consistent enough that a good installer can call it from the doorway.
- Two stripes in the tire tracks. Hot-tire pickup on a thin coat with no top coat. The rest of the floor is stuck; those stripes were softened and pulled.

- Whole sheets lifting. The coating was never bonded. Usually that means acid etch or no prep at all rather than a diamond grind. Nothing can be built on top of it; it comes off and the slab starts over.

Does a coated floor need anything special in spring?
One good hose-down. Once the studs come off and the last thaw is done, wash the winter out, push it to the apron, and look at the tire tracks in raking light. If they are dull but sound, that is a floor doing its job. If the top coat is worn through to the flake in the tracks, that is the year to think about a recoat.
A recoat on a sound floor is a scuff and a new clear top coat, which the pricing page puts at roughly $3 - $5 per square foot. Is polyaspartic better for a garage that sees a lot of winter?
For the top coat, yes, and most full systems here use it for that layer. As a complete floor, polyaspartic has one more advantage that matters in Coeur d’Alene: it cures when the slab is cold.
